The My Safe Florida Home (MSFH) program provides matching grants to Florida homeowners for wind mitigation improvements including roof upgrades, hurricane straps, and opening protections. GreenFL Roofing is a registered MSFH contractor.

What Is the My Safe Florida Home Program?

The My Safe Florida Home (MSFH) program is administered by the Florida Department of Financial Services. It was created by the Florida Legislature to help homeowners harden their homes against hurricane damage, reducing claims costs and enabling private insurers to remain in the state's market.

The program provides matching grants of up to $10,000 for qualifying wind mitigation improvements. “Matching” means the homeowner contributes a dollar-for-dollar co-payment: a $10,000 grant requires a $10,000 homeowner contribution (project total of $20,000). For homeowners at or below 80% of Area Median Income, a 2:1 match is available—the state contributes $2 for every $1 the homeowner spends.

Beyond the grant itself, qualifying upgrades typically generate significant homeowner's insurance premium reductions through the wind mitigation discount on your policy—often 20–40% off your wind premium component.

Funding Availability
MSFH funding opens in cycles and is allocated until exhausted. The program has been oversubscribed in multiple cycles since 2022. Apply early when a new funding round opens. GreenFL monitors program announcements and notifies registered clients when applications open.

Eligibility Requirements

  • Primary residence in Florida (homestead exemption required)
  • Homeowner's insurance policy must be in force at time of application
  • Home must have been built before 2008 in most counties
  • Dwelling must be single-family or duplex (owner-occupied)
  • Income limit: at most 120% of Area Median Income (AMI) for standard grants; 80% AMI for enhanced grants
  • Property must be insured by a Florida-authorized insurer
Important: Do Not Start Work Early
You must receive written work authorization from the MSFH program before any contractor begins work on your home. Starting work before authorization will disqualify you from the grant. GreenFL strictly follows this protocol on all MSFH projects.

How to Apply: Step-by-Step

Check Eligibility Online

Visit mysafefloridahome.com and complete the pre-eligibility questionnaire. The portal opens on a rolling basis—funding is limited, so apply early in each funding cycle.

Schedule a Free Wind Mitigation Inspection

A state-approved inspector visits your home to document existing wind mitigation features. This inspection is free through the MSFH program. GreenFL can coordinate with approved inspectors.

Receive Your Inspection Report

The inspector submits the report to the MSFH portal. You'll receive a document listing approved upgrades and the estimated grant amount you qualify for.

Select a Licensed Contractor

Choose a Florida-licensed roofing contractor from the approved MSFH contractor list. GreenFL is registered with the program. The contractor submits a scope of work and cost estimate.

Grant Approval & Work Authorization

The MSFH program reviews your application and contractor quote. Upon approval, you receive a work authorization. Work cannot begin before this is issued.

Roofing Upgrades Completed

Your licensed contractor completes the approved work. A final inspection verifies completion. GreenFL provides all required documentation for grant disbursement.

Grant Disbursement

Upon final inspection approval, the grant is disbursed directly to the contractor or as reimbursement depending on the funding round. The process typically takes 60–120 days.

Roof Deck Attachment

Upgraded fastening of roof deck to trusses/rafters; clips or ring-shank nails

Secondary Water Barrier (SWB)

Self-adhering modified bitumen applied to deck before primary roofing material

Roof Covering

Replacement with high-wind-rated shingles, metal panels, or tile meeting FBC requirements

Roof-to-Wall Connections

Hurricane straps, clips, or wraps connecting trusses/rafters to wall-top plates

Opening Protections

Impact-resistant windows, doors, and garage doors
