Can my roofing contractor help with my insurance claim?

Accepted Answer

Yes — as your roofing contractor, we can inspect the damage, prepare documentation, attend the adjuster meeting, and perform the approved restoration. What we cannot do is negotiate directly with your carrier as your representative (that requires a public adjuster license). We advocate for accurate damage recognition as your contractor and work in your interest throughout the process.

What is an Assignment of Benefits (AOB) and should I sign one?

Accepted Answer

An AOB is a legal document that transfers your insurance claim rights directly to your contractor. Florida significantly restricted AOB abuse with SB 2A in 2023, limiting AOB use for roofing claims. You are generally NOT required to sign an AOB to have a contractor assist with your claim. We handle claims on your behalf without an AOB — you remain in control of your claim at all times. Be very cautious of any contractor who insists on an AOB as a condition of working with them.

What if the insurance company's estimate is too low to cover my repair?

Accepted Answer

This is very common and is called a "shortfall" or underpaid claim. We prepare a supplement — a detailed counter-estimate citing the items and quantities your adjuster missed — and submit it to your carrier with supporting documentation. Most supplemental claims are resolved within 30–60 days. If the insurer disputes the supplement, you have the right to request an appraisal under your policy or pursue mediation through Florida's Department of Financial Services.

How does the depreciation holdback and replacement cost release work?

Accepted Answer

If you have Replacement Cost Value (RCV) coverage, your insurer initially pays Actual Cash Value (ACV) — the depreciated value — then releases the withheld depreciation (called recoverable depreciation) once repairs are completed. You must submit a completion notice or certificate to your insurer within the timeframe specified in your policy to trigger the holdback release. We provide this documentation automatically at the end of every restoration project.

My claim was denied. What are my options?

A denial is not the final word. Florida law gives you the right to: (1) request a re-inspection with additional documentation; (2) invoke the Appraisal clause in your policy if the dispute is about the value of the loss; (3) file a complaint with the Florida Department of Financial Services (DFS) which conducts free mediations; or (4) consult a licensed public adjuster or property insurance attorney. Many denials are successfully overturned with better documentation. We can recommend licensed public adjusters in your area.
